A coastal homes journey from outdated and funky to light, bright and open.
This dated Morro Bay home needed help! Our clients had inherited this home and desperately wanted to make it their own. In addition to wanting a home that reflected their style, this home had a dysfunctional staircase in the center of the home!
Besides fixing a hazardous entry into the home, the client wanted a larger kitchen, larger bedrooms and an overall updated look. You can clearly see why.
In order to find room for the kitchen in this cramped house we moved several things around. We eliminated this hall bathroom and an upstairs bedroom. Giving half the space to a larger kitchen and half to create a larger master bathroom.
We also reconfigured the staircase and added a downstairs master suite with a roof deck above.
For this 5 month remodel and addition, the client moved into a rental across town. For jobs of this size, there is really no way around it. The house was without electrical and plumbing for weeks at a time. Two of the first tasks tackled was demolition and replacement of the sewer lateral.
Because of the age of the home and its pipes and the addition of a bathroom the city required us to replace the entire line to the street.
Next came footing excavation and rough top-out plumbing.
And then the pouring of the foundation. Follow this link if you would be interested in watching a short video on a Pre-Pour Foundation Inspection.
Next we framed out new, larger window openings to take advantage of the beautiful view of the beach and Morro Rock.
This clients roof deck would end up being one of their favorite features. You can see the French Doors here that will eventually lead out onto the deck.
The addition of the master suite below allowed for the roof deck above. The deck basically doubled their entertaining area.
Fast-forward a few months to the finished house. It is barely recognizable as the same home from the outside, but inside it is a completely new home!
The house now had a beautiful entry with a functional staircase. Changing the layout of the stairs also allowed us to minimize the back entry which gave more space back to the yard.
This dark plank vinyl ties the whole house together causing the spaces to look expansive. Plank Vinyl is a great choice for this beach house because it is completely waterproof and easy to clean
The pony wall and new stairwell windows allowed for even more light and fantastic views from any part of the home.
The view from the roof deck may be my favorite though.
The master bathroom features a custom made vanity with the same granite as the kitchen island. Off white subway tile in the shower and wainscot and a pebble shower floor.
The kitchen has a gorgeous granite island top which the client made all other color selections off of. Glass pendants in all the bathrooms and the kitchen allowed for additional light on cloudy days and evenings without taking away from the open feeling.
All in all this client got everything they were hoping for. Bright open spaces for entertaining family and friends. Amazing outdoor living areas, fantastic views and a spa-like master suite.
