This Atascdero client wanted to split their acreage into two lots but needed a second residence in order to do so. We converted this unused barn into a 1 bedroom, 1 bathroom upstairs with a shop, laundry room, and powder bathroom below. They were then able to split the lot and sell the parcel and new home for almost 3x what they invested.
Because this house was technically an Additional Dwelling Unit at the time of the build, we had to keep the footprint to 50% of the main home. This meant that the living had to be mainly upstairs, and the downstairs was devoted mainly to the shop.
An ADU with curb appeal
In order to add some curb appeal for the impending sale, we opted to add a covered porch and window shutters to the front side of the house. The shutters and the front door were both stained alder which gave the home a slightly rustic touch. Custom kitchen cabinets maximized storage space.
In the bathroom, we have a full-sized shower, a 60” vanity, and open linen shelving. The bedroom boasted an oversized closet and plenty of natural light. The whole house got Luxury Plank Vinyl which is completely waterproof, making it perfect for the kitchen, bathrooms, and laundry room.
At the end of the day, this barn conversion accomplished exactly what it needed to.
